The Company make part of the Tehnicom group. TEHNICOM CONSTRUCTION built over 15.000 m2 in 2007 which is, so far, more than 40.000 m2 of completed structures.

HOTEL TEHO INN, Belgrade

Project description:

- 4* business and congress hotel, specialized for conferences and meetings, organizing of corporative events, receptions and parties
- located in exclusive and quite residential area Senjak
- 10 minutes from Belgrade city center, 15 min from airport
- 200 m from Belgrade Fair
Considering location and purpose of the Hotel, we expect full capacities to be realized on both weekends and holidays.

Project information:

The hotel preliminary project is completed and coordinated with the requirements of the competent institutions. There is an existing office building on site. A part of it will be replaced by the new one, whileas the other part will be added onto and adapted according to the planned purpose.
- construction lot area is 3.230m2
- planned gross area of the hotel is 11.190m2
- typical room area is 24,2 and 27,8 m2
- planned construction period is 18 months.
The main entrance to the hotel is from quiet Koste Glavinića street, as well as the main entrance to garage. The other entrance to the garage is located on the opposite side of the object, on the lowest level of the underground garage which is connected, through the internal traffic line, to Bulevar vojvode Mišića street.
Delivery entrance and staff entrance are on the basement level, accessible from Koste Glavinića street.

Market

The lack of the hotel capacities in Serbia is evident, especially of those which represent the venues of economic and social events. It should be also take in consideration that 85% of the guests are business people. There are two hotels under construction at the moment in vicinity of Belgrade fair (30 international manifestations a year, with total visit of around 1.500.000 visitors annually). The location is close to the airport. The main traffic arteries and highways are easily accessible.

Value:

The current valued of the location, with the existing structure on it, is 8 million €. It is necessary to invest in the project the additional amount of around 12 million €. The expected time of ROI is 7 years. The beginning of the re-construction is anticipated for the October/November 2008.
