TEHNICOM CONSTRUCTION Llc. was founded in 2001 as the company for planning, engineering and construction, with the strategy of stable development and its own personnel and know-how. The Company make part of the Tehnicom group. TEHNICOM CONSTRUCTION built over 15.000 m2 in 2007 which is, so far, more than 40.000 m2 of completed structures.

OLYMPIC T-CENTER, Stara Pazova

Project description:


OLYMPIC T-CENTAR in Stara Pazova is conceived as the commercial and recreative center with following planned entireties: 4* hotel, shopping mall, multiplex movie theater/conference center, tennis complex, swimming pool complex (outdoor and indoor). The location Stara Pazova is situated 30 km from Belgrade and 25 km from international airport.
It is planned to be constructed 31.000 m² of various contents. The hotel area will be around 11.000 m², with 160 rooms, restaurant, bar, wellness, gym and subterranean garage for 110 vehicles. Shopping mall will occupy the area of 18.000 m² with around 70 retail units of 65 to 1.600 m².
The conference center / multiplex movie theater, with its 1.000 m² will be multi functional and connected with two above mentioned structures. The complex will be supplemented with sports contents intended for both local residents and preparations of the sportsmen. The sufficient number of parking places for all of listed structures will be provided on the lot.

Project information:

The construction lot area is 47.686 m². It is planned for the project to be constructed in phases.
The hotel is primary intended for users of the developing industrial zone; it is planned for the hotel to be in disposal of 160 rooms located in the ground floor and on the two floors as well as the restaurant, bar, wellness and fitness gym for the guests of the hotel.Area of the typical room is 24,2 and 27,8 m².
The tennis complex includes 8 outdoor courts which can be covered with light mounting constructions during the winter time if needed. Considering that one court is intended for competitions and exhibition games, there are anticipated mounting stands for spectators. Apart from these courts, there has been anticipated the smaller club structure (appx. 350 m²) with administrative premises, dressing rooms and caffe.
The swimming pool complex contains outdoor pools – one olympic swimming pool of dimensions 25x50 m and a few smaller ones intended for children. Next to the swimming pool there is anticipated an additional facility with administrative premises, sanitary departments and visitors' dressing rooms, as well as caffe and restaurant with pertaining staff premises.
The shopping mall contains different contents intended for needs of the sportsmen, such as sale of various sports gear and accessories, sports cosmetics, healthy food and nourishment for sportsmen, sports outfit etc. Furthermore, this facility will include a large and modern fitness space, beauty parlor and healthy food restaurant. The facility will have the ground floor and one floor.
The parking space for all the contents of the complex is planned to be located on the parcel, with 500 parking lots on the ground level and 112 in the subterranean hotel garage.

Market:

Stara Pazova occupies the exceptional strategic geographic position. It lies on 30 km away from Belgrade and 40 km from Novi Sad. It is the crossroads of all important international highways and rail roads (corridor 10). Within the municipality of Stara Pazova there have recently been realized investment works in amount of more than 10 million €. Many recognized international companies have leased the sites on the territory of Stara Pazova (Ikea, Volvo, Husqvarna, Gorenje etc.). Currently, in Stara Pazova operates around 500 small and medium enterprises. There is no facility with similar contents nowhere nearby.

Value:

The overall value of the project is 28 million €. The dead line for the realization of the project, which will be executed in more phases, is 3 years. Every year, independently, one structure will be launched. The beginning of the re-construction is anticipated for the October/November 2008.
